  • Where will Property Guru advertise my property for sale?
    Property Guru have a global database of investors ready to buy in the UK. We create a full investor pack for every property including; photos, videos, description, area information, and investment breakdown for both cash and mortgage buyers. Your property will be shared directly with investors looking for properties in the same price and location range. By retaining your property off-market, we are able to create urgency and interest from buyers, often resulting in offers within the first few days of launch. Your property will be advertised on our website, across social media, and among other investor-only platforms to obtain the most amount of interest possible.
  • Can I sell my buy-to-let with a sitting tenant?
    Yes you can. Property Guru can help you sell tenanted properties and portfolios, no matter the condition or rent achieved. It is worth bearing in mind that tenanted properties tend to achieve a lower than market value sales price due to the new landlord taking on the current tenant and rent. When selling your investment property with Property Guru, there is minimal disturbance to the tenant as we often don't carry out viewings with buyers. By producing such an informative sales brochure, our global investors don't need to visit as we handle everything on their behalf.
  • What if the property I want to sell needs refurbishing?
    This is fine, our investors love a project! Our diverse range of investors means we can facilitate sales of any type and condition of investment property. We will value the property within accordance of the condition, and work with you to improve any areas that could enhance the value if you'd like. Property Guru can also invest into the property for you, and share the uplift in value upon the sale - ask us for more details.
  • How quickly can Property Guru achieve a sale on my property?
    This always depends on the type, price, and location of the property. If priced correctly, we often see offers within the first few days of launching the property to our investors. Note, if you price the property over the value given, you may find the advert becomes stale and you need to start reducing the price at a later date.
  • What fees do you charge for selling my buy-to-let property?
    Property Guru's fees are extremely competitive! We ask for a marketing fee of £300 per property to enable us to take professional photos and videos and place your property in the very best position for attracting buyers. The balance of our sales fee (£1,200) is then due on completion of the sale. If we don't find you a buyer, or don't complete a transaction then you don't pay the £1,200. Most investment property agents charge on excess of £2,000!

If you have a letting agent in place already, Property Guru will work with them to ensure a smooth transition, and the new owner will have the option to transfer the management to us, or retain where it is.
