Refurbishment Project Management

When the Property Guru team source a property, we always provide an estimated refurbishment spend for what we feel is cosmetically required to bring the property to a good rental standard for the area. Once you have carried out your survey at the property, we review this with you and then ask builders to quote for the cosmetic repairs the Property Guru team noted plus any additional work picked up on survey if relevant.

The Property Guru project management service takes the hassle away from you, the investor especially if you are not local to the property and able to oversee the works yourself.

 

We arrange the tradesmen, inspect their work and ensure things run smoothly. You are kept up to date with regular video and photo updates of the progress. As the Property Guru team can handle the lettings and management for you as well, the whole process becomes even more seamless as potential tenants can be sought during the final stages of refurbishment to reduce the time your investment property is empty and not providing a return on investment. The cost of our project management service is just 10% of the refurbishment cost.

Inventory & Move-In

We include a full inventory with photos and room by room comments to ensure the property is returned to you in its original condition. If not, we use the inventory to back up and claims from the deposit funds. Your tenant is moved in and provided all the necessary documents and right to rent guide. 

Rent Collect & Maintenance

Your rent collected and paid to you each month. Tenants are able to report maintenance both urgent and non-urgent 24 hours a day. Our professional team of tenancy managers will arrange quotes for repairs that cannot be resolved by speaking with the tenants.

A clear fee structure for everyone. Our fully managed service offers everything you need to stay compliant and ensure your property portfolio runs smoothly.
